
Beccles and Worlingham residents joined us at St Luke’s CofE Church last week for a public exhibition displaying the latest masterplan proposals for the Beccles & Worlingham Garden Neighbourhood, with 154 people attending across the day.
The event provided a crucial opportunity for the community to engage with the updated plans, following an initial consultation in September 2024. Organised by Larkfleet Group Ltd, Beccles Townlands Trust, and Chenery’s Farm Partnership, the exhibition showcased how the project team has responded to valuable feedback received during the previous consultation phase.

The event saw a diverse range of attendees, including local residents, site neighbours, and key stakeholders, all eager to learn more about the project and provide their input. Feedback was gathered through various channels, including direct conversations with the project team, completed survey responses, and written comments on consultation boards.

The Beccles & Worlingham Garden Neighbourhood, allocated for comprehensive mixed-use development in the Waveney Local Plan (March 2019), aims to deliver a sustainable and vibrant community. Key features of the masterplan include:
Approximately 1,250 homes, with a mix of house types and a retirement/care facility, addressing the housing needs of East Suffolk.
30% affordable housing provision.
A community hub with a convenience store, local shops, and a community centre.
Over 25 hectares (61.7 acres) of accessible public open space, including walking routes and allotments.
New community amenities, such as sports pitches, indoor and outdoor sports facilities, play areas, and allotments.
Approximately 5 hectares (12.4 acres) of designated employment space.
Land provision for a new primary school.
Public footpaths and cycleways connecting the site and enhancing local connectivity.
Green landscaping that integrates the new neighbourhood with the surrounding area.
The site, located on the southern edge of Beccles and southwest of Worlingham, with the southern boundary adjacent to the A145/Southern Relief Road, benefits from excellent connections to Beccles, Lowestoft, Norwich, and Ipswich. The principle of development on the site is accepted by East Suffolk Council.
This public exhibition marks a significant step forward in the development of the Beccles & Worlingham Garden Neighbourhood, with the project team committed to creating a thriving and sustainable community for future generations.
